4. Exterior Envelope, Siding, and Drainage Deficiencies
Protecting the exterior shell of a building prevents moisture from reaching structural wall studs and interior framing.

Siding Deterioration and Paint Peeling: Peeling exterior paint, cracked vinyl, or soft, rotted wood siding allows wind-driven rain to penetrate wall assemblies. When wood siding becomes spongy to the touch, water has compromised the structural integrity of the boards.

Mortar Deterioration in Masonry: Brick and stone veneers rely on mortar to keep water from penetrating behind wall cavities. Crumbling or missing mortar joints allow freeze-thaw cycles to crack bricks apart, leading to costly tuckpointing repairs.

Gutter Overflow and Negative Grading: Gutters clogged with debris overflow during standard rainstorms, spilling water directly alongside the foundation. Soil surrounding the perimeter of the home should slope away at a pitch of six inches over the first ten feet. Negative grading channels rainwater back toward basement walls, causing severe hydrostatic pressure, basement flooding, and foundation erosion.
